Free Initial Surveys

Here at Elite Construction, if you have a roofing issue, we can provide you with a free initial survey to access the damage and provide you with an estimate of the cost of repairs. This will enable you to make an informed choice about whether to carry out your roofing repairs with us.

In some instances, accurately identifying the source of the water ingress can prove difficult and may require further investigation.

We use specialised equipment to detect and locate leaks in waterproof membranes, enabling us to find and repair roofing defects fast.
By using the conductive properties of water, our leak detection kits can pinpoint the location of a leak to within a few inches.

Dry Test:

This method is performed in dry conditions, and is designed for identifying breaches on flat or low-pitched roofing. It is appropriate for various waterproofing systems, and allows for faster testing by identifying imperfections such as pinholes and punctures.

Method:
The detector delivers a stabilised direct current voltage across the non-conductive membrane via a phosphor-bronze brush. Breaches can be detected by an audible tone and a visual spark from the electrode.
Wet Test

This system is used on flat and low-pitched roofing, in wet conditions, and is designed to identify imperfections in exposed membrane and ballasted
systems. If required the area can be hosed down before the test to simulate rainfall.

Method:

The generator emits pulses of 40V, which conduct onto the roof through a wire
ring circuit. As the roof membrane will be non-conductive, the electricity will
follow the moisture, enabling us to trace it back to its source, where the
moisture is penetrating.

Moisture Scanning Service

We can generate a map of moisture ingress enabling us to check the roofing integrity across its structure, and detect water damage where it may not be apparent.

Moisture Mapping

This allows us to detect the location and size of the affected area
and provide a reference of the locations. From this we build a map of the affected roof areas, including moisture levels and materials in each location. This is also a very useful tool to document change in moisture conditions from one inspection to the next.

Thermal Imaging

A thermographic survey is a superb method of finding flat roof leaks. The device assists with detecting moisture, and to highlight the extent of water ingress into a roofing structure. It is particularly effective when the leak is a long distance from where the water is apparent.

Drone Surveys

This survey gives the ability to inspect areas of a roof that are otherwise inaccessible, avoiding more costly methods using scaffolding, for example. This is very useful for commercial or industrial property, and those of a considerable height. All drone surveys include high resolution images, enabling identification of any problems.

Drain/Rainwater Camera Surveys

Sometimes a leak may be from an internal part of a drainage or guttering rainwater system that is difficult to access otherwise. Finding this leak via a drainage camera is usually much more efficient than removing external or internal brickwork or tiling to locate water ingress.

We use a digital camera and telescopic inspection poles to record images of the insides of the guttering system, including the hoppers, gulleys, and inside the tops of downpipes.

We also provide camera surveys of the guttering rainwater system and roofline, complete with written reports. We illustrate the details of the findings with dated images,  which can be supplied electronically or through a pen drive.
